Direct bookings for your rural house: at 15%, two nights at €120 cost you €36

Worked example: 80 nights a year at €100 with a 15% commission is €1,200 a year. What a rural accommodation website needs to take direct bookings.

Written by Marco Ruiz on , revised

Every booking that comes through Booking or Airbnb carries a commission that, depending on the platform and plan, is usually around 15 to 20% of the price. For example, with a 15% commission, a 2-night stay at €120 a night means €36 going to a platform.

With your own website, that booking can come in directly, with no platform commission and with you deciding how your accommodation is presented.

The real cost of depending only on Booking and Airbnb

Booking platforms are useful for visibility at the start. They also have costs that many owners don't work out properly:

Commissions add up. You pay them on every booking, season after season. There's a worked example further down.

You have no relationship with the guest. The guest is the platform's customer. You often don't have their email, so you can't invite them back directly or ask them for a review on your own channels.

You depend on an algorithm you don't control. The platform decides how visible you are. If it changes the algorithm or raises commissions, your bookings can drop without warning.

Your accommodation is one among thousands. On a platform there's little room to tell your story, your surroundings or what sets your place apart from the one next door.

How much you could save in commissions

A hypothetical example (swap in your own figures):

Without your own website:

  • 80 nights a year at €100 a night = €8,000 gross
  • With a 15% commission, that's €1,200 a year in commissions

If 40% of those nights were booked directly on your website:

  • 48 nights through platforms: €720 in commission
  • 32 direct nights: no platform commission (at most the card-processing fee if you take payment online)
  • Saving in this example: around €480 a year

These are example numbers: how much you save depends on how many bookings you bring in directly, and nobody can guarantee that. Every direct booking is a commission you don't pay, and you can do the maths with your own figures.

What a rural accommodation website needs

Good photos. Rooms, common areas, outside, garden, pool, surroundings. Photos weigh heavily in the decision to book. Professional photos are one of the best investments you can make.

Availability calendar. Guests want to know if their dates are free right now, without calling or waiting for a reply. A calendar on the website removes that step and cuts the questions you have to answer.

Direct bookings (and online payment if you need it). The guest chooses dates, sees the price and books without leaving your website. It can be a booking request that you confirm, or a full booking engine with online payment. I explain which option fits each case below.

Information about the area. Walks nearby, villages to visit, local activities. People looking for a rural house are also looking for something to do that weekend, and your website can tell them.

Reviews from previous guests. Google or TripAdvisor reviews shown on your website build trust.

An incentive to book direct. For example: "Minimum stay 2 nights at weekends. 10% off for direct bookings." Check the price-parity terms of the platforms you list on first.

Ask about direct bookings

Example demo: Casa Rural El Almendro

I've built a demo for a fictional rural house, Casa Rural El Almendro, set in the Axarquía area of Málaga, so you can see how a website with direct bookings works. It's an example, not a real client. The demo includes:

  • Photo gallery of the house and the surroundings
  • Rooms with photos and features
  • Direct booking form with dates and availability
  • Section on nearby walks and activities (hiking, white villages, beaches)
  • Location map
  • WhatsApp button for quick questions
  • Private guest area with their bookings and house information, plus an owner panel with a calendar and booking list

The information part corresponds to the website (one-off payment or Website Pack). The booking part corresponds to the website with bookings or the All-in-one Pack, or to a fixed quote if you need platform sync and online payments.

SEO for rural accommodation

Rank by area rather than plain "rural accommodation". "Rural house La Vera", "rural accommodation Cangas de Onís", "rural house with pool Asturias". If someone wants to go to La Vera this weekend, they search exactly that, so your website needs a page about La Vera.

Write about the destination. An article on "what to see in La Vera in spring" or "best walks from Cangas de Onís" reaches people planning a trip to your area. They find your accommodation while looking for things to do.

Seasonal photos on your Google profile. Update them each season: flowers in spring, the pool in summer, autumn colours. An active profile helps on Google Maps. I set up your profile in every pack; if you want me to manage it every month, that's the Website + Google Pack.

Prepare key dates ahead. Bank holidays, Easter, Christmas, summer. Publish content 6 to 8 weeks before, when people start searching.

Use platforms for reviews and visibility, your website for repeat bookings. In every message to the guest (confirmation, welcome, check-out), mention your website and the direct booking discount. The aim is that next time, or when they recommend you to a friend, they come straight to you.

Signs you need your own website

  • More than 60% of your bookings come from Booking or Airbnb
  • You don't have most guests' email addresses
  • You can't contact guests directly during their stay
  • You don't appear on Google when someone searches for rural accommodation in your area
  • You can't offer a special price for direct bookings
  • Your only "website" is your profile on other people's platforms
