Estate agents: on Idealista your listing sits next to everyone else’s

The same property can be listed by 3 agencies on Idealista, and buyers compare prices. What your own website needs to win sellers and buyers. From €349.

If your agency depends only on Idealista and Fotocasa for clients, you're competing with every other agency in your area on the same page. Same filters, same layout. The buyer sees 40 properties in a row and yours is one more.

With your own website, the client lands on your brand. They see your properties, your team and your knowledge of the area, and when they get in touch, they reach you directly.

The portal trap: visibility with small print

Idealista is one of the most-used property portals in Spain and it does generate enquiries. It also has costs and limits that many agencies don't weigh up:

You pay to be listed. Portal plans are paid every month, with prices that depend on the area, the plan and the number of listings, and you pay them whether you sell or not.

Your brand fades. On the portal, the portal is the star. Your logo is small and your phone competes with a generic "contact" button. The buyer often doesn't remember which agency they spoke to.

You compete side by side. The same property can be listed by 3 agencies. The buyer compares prices, not agencies.

You don't control the algorithm. The portal decides who appears first. Without a premium plan, your listings drop down the page.

Leads are shared. A buyer who contacts you through a portal has probably also written to other agencies about similar properties.

Your own website won't replace Idealista. It gives you a channel where you set the rules and the client contacts you directly.

What an estate agency website needs to generate leads

Property listings with filters. By area, property type, price range, bedrooms and sale or rent. In a large catalogue, without filters the buyer never reaches the property they want.

Complete property pages. A good photo gallery, a detailed description, the specs (m², bedrooms, bathrooms, terrace, garage), price, map location and a contact form for that property.

Search by area with a map. Especially useful on the coast and the islands, where international buyers search by village or development.

Area guides. "Living in Jávea", "Buying in Estepona", "Residential areas in Palma". These pages attract people researching where to buy and show you know the area.

A form on every property. When the lead arrives, you already know which property they want, so you can reply quickly and specifically.

A page for sellers. A big part of the business is getting properties to sell. A page aimed at owners ("Want to sell your home? Ask for a valuation") with a form for property and owner details.

WhatsApp on every property. In property, response speed matters. The faster you reply, the less likely the buyer is to go to another agency.

A website for your agency with a seller valuation form, from €349 one-off. For a property catalogue I give you a fixed quote, or it comes with the All-in-one Pack from €99/month.

Coastal and international markets: why you need your own presence

On the Costa del Sol, the Costa Blanca, the Balearics or the Canaries, the property market works differently, and that changes how your website should work:

International buyers. In those areas many buyers come from abroad: British, German, Belgian, Dutch, Scandinavian. They research online for months before they travel. Your website is often the first contact, and it needs to be in English as well as Spanish.

Investors. Some buyers look for properties to rent out or to hold. A section filtered by price range is useful for them.

Second homes and retirement. Searches like "retirement home Spain" or "holiday home Costa Blanca" are lifestyle searches that portals don't answer well. Your website can, with content on climate, cost of living and community.

Long-term rentals for remote workers. People who work remotely look for 3 to 12-month rentals and search on Google. They care about coworking spaces, fibre broadband and transport.

With your own website you can give each of these groups its own page, something a portal listing doesn't allow.

Property SEO: the searches that bring clients

Property searches are specific and show clear buying intent:

Buying by area:

  • "buy house in Jávea"
  • "apartment for sale Estepona"
  • "villa with pool Mallorca"
  • "village house Frigiliana"

Renting:

  • "apartment rental Valencia"
  • "long-term rental Costa del Sol"
  • "flat rental Santa Cruz de Tenerife"

International searches:

  • "buy property Costa Blanca"
  • "Spanish property investment"
  • "retirement home Costa del Sol"

Sellers:

  • "sell my house in Alicante"
  • "free property valuation"
  • "estate agent to sell my flat"

Each of these can have its own page or article on your website, instead of leading to a portal page shared with your competitors.

Portal plus your own website

You don't have to choose. Each one has a role:

Idealista for immediate visibility and enquiry volume, especially for standard properties in busy areas.

Your website for your brand, sellers, international buyers, specific searches and premium properties where you want to control the whole experience.

As your website gains visits, you depend less on portals, and the leads it brings don't go through a portal fee.

Signs your agency needs its own website

  • Almost all your leads come from Idealista or Fotocasa
  • You don't appear on Google when someone searches "estate agent in [your area]"
  • You have no way to reach sellers online
  • You lose international clients who search in English
  • You can't publish area guides or useful content
  • Your competitors already have a website and rank on Google
  • You pay portals every month without knowing how many real leads they bring

Your own channel for buyers and sellers

An agency website with a seller valuation form is from €349 one-off. For a property catalogue I give you a fixed quote, or it comes with the All-in-one Pack from €99/month.
